Commercial Tenant Representation in Omaha

There is a lot involved with signing a contract to rent commercial real estate.  It is a very complex business with various moving parts. One of the many ways I can help businesses is commercial tenant representation.  There is a great amount of commercial vacancy for rent in Omaha right now, which makes it a great time to be looking for commercial space and you will have nearly unlimited options.

Many business owners who are looking to rent new commercial space think they should simply call the sign on the the building and negotiate a deal with the landlords representative. This may not be the best move because you have no one looking after your interests.

In addition, tenant representation is free in most cases to tenants because the landlord will pay the fee to the real estate broker representing the tenant.  When a business is looking to rent a new space for their business, here are somethings to think about to determine if the tenant is getting a good deal and if the space will work for the business long term:

  • What is the base rent?
  • What is the load?
  • What are the CAM Charges?
  • Is it a gross lease?
  • Is it a modified gross lease?
  • Is there an expense stop?
  • Are the CAM charges estimated?
  • How are the CAM charges estimated?
  • Are there lease renewals?
  • How are the lease renewals worded?
  • Is there a hold over provision in the lease?
  • What kind of Tenant Improvement (TI) package is the landlord offering?
  • What are the renewal options?
  • How do the renewal options work?
  • Do the renewal options match up with your business plan?
  • Is there an option to purchase the building in the lease?
  • What is the zoning of the parcel?
  • What zoning do you need for your use?
  • Do you need a special or conditional use permit from the planning department?
  • Will you need a certificate of occupancy inspection?
  • Is janitorial in the CA?
  • How much free rent are you getting?

Primary Production is OVER

Although we hate to see them go, it’s good to move on to the next phases of our lives. Primary production for The Super is done. We have been working on this project for nearly two years and we have been in production since mid June. Soon the snow will start falling and Rodger, Cody, the maintenance crew and I will be going hard to remove it all. Here comes the 16 hour days and getting up at 3 AM not knowing what the days will bring.

Real Estate Investing in Omaha

Here are the reasons I think it is so difficult to make money while investing in real estate in Omaha. You may have a hard time with this if:

  • You have less than 40% equity in a project
  • You are not good at accounting
  • You are not willing to spend 20 hours a week on your real estate investments
  • You are not mechanically inclined
  • You easily get stressed out
  • You do not like confrontation
  • Long term to you means five years
  • You don’t own a truck
  • You are not a problem solver
  • You don’t like to talk in front of people
  • You are fearful of change
  • You don’t like using new technologies
  • You don’t like to delegate
  • You don’t like paperwork
  • You don’t like reading statements
  • You have a hard time paying bills on time
  • You do not like anything that is hard
  • You are not business minded
  • You don’t own a financial calculator

Investing in real estate can be a great way to increase and widen your portfolio, but as you can see from the list above – it is not an easy task. You have to be willing to work and put time and money into your properties. But if you’re set on this track, having someone by your side to advise your investments is key. People turn to financial advisors all the time for help with their fiscal investments – is it no different in real estate.

Lake Homes in Omaha

As many of you know, I think everyone should own a vacation home. The first thing you are going to say is that you cannot afford it, but I know someone that spent less than $5,000 to buy a vacation home and less then $2,000 a year maintaining it.  It’s a great way to spend time with your family and it can be a good investment if done correctly. Louisville Ironman 2011 Race report

I did the 2011 Louisville Ironman yesterday (a 2.4 mile swim, 112 mile bike ride and a 26.2 mile run). Total time 12:32:37

85th out of 256 in my age group

2439 athletes participated. One male, 46, had a heart attack on the swim and drowned. The swim was a time trial start meaning we line up in one big line and jumped in one at a time.  The swim was in the Ohio River which was very clean and made it very easy to track.  I had the best swim of my tri career at a time of 1:19.  I have been really focusing on slowing my stroke down and and gliding on my side in the water.

My goal on the bike was to keep my heart rate below 150 bpm and I did just that.  The bike was extremely hilly and some very fast downhill sections. There was a bad 4 bike accident at about mile 40 near an aid station area.  Dropped my chain twice and hit a water bottle head on in an aid station at mile 75. Did not even see the water bottle because I was refueling with water. The guy behind me said he could not believe I did not go over the handlebars. No flat sections on most of the bike although the hills were not long nor steep.  I finished the bike in 6:15, which was exactly where I wanted it.

Off the bike, I felt great. It was a nice touch the volunteers put sun screen on me. My goal all along was to run the race and keep my core temp under control at aid stations. I absolutely nailed the run at 4:47. I ran consistently the whole way with no walking. Lots of suffering on the run. Other than chafing between my legs and a little soreness, I feel really good.

We stayed at a Residence Inn in East Louisville that was 15 minutes from race site. It was over-the-top nice with great food. My brother Kevin and his son Cameron were in town for the race so my kids had a riot at the hotel pool. I know this sounds crazy, but I find stuff that is difficult and basically a suffer-fest, such as this experience for me, to be very spiritual and a great way to grow closer to God.

Are you a natural born killer?

What is a “Natural Born Killer?” Not sure where I got this quote. but I like to use it to describe my dog, Porter.

This guy is an amazing killer for a dog. Keep in mind from this picture he is more of a lap dog that an attack dog, but when this instincts take over that something is not the way it is supposed to be, he turns into a Natural Born Killer.  He has size, speed, quickness, tactics, agility, strength and an intuition that you could never train into an animal. He has killed countless animals in our yard.  Put simply he is a natural at protecting his turf, you step into his yard and all bets are off, he even can open the door to let himself outside.

I think about how guys in the sports world are natural born killers. You know the type -there are some guys on the football field that were meant to play football. Ndamukong Suh, the former Husker, current Detroit Lion is a great example. I have seen people in the business world that are this way.  God called them to do exactly what they are doing.  I think our challenge in life is to figure out which things we are Natural Born Killers at. The first thing you should do is make sure you doing something you really enjoy.
