Now is the time to rent not sell

If you have a house for sale, that is west of 42nd Street I would take it off the market and put it up for rent. In most cases there is not enoguth supply right now 1500 sq foot houses. I meet with med center students all the time and they all want houses with lots of updates.   Here is an article that I thought might help

How do politicians ignore this stuff on free trade??????????

When I read an article like this I wonder how politicians ignore this kind of advice. It all makes perfect sense but it seems like we rarely follow this kind of wisdowm. Is it really that big of a deal that we buy so much from China? Our quality of life is so much better because of all cheap goods that give us more disposable income. And talk about economic power. What if we stopped buying goods from China? Ouch.  What if you biggest customer pulled up stakes and said they would be buying elsewhere???

The role of Govt

Govt’s job is to get smaller not bigger.  Because so many Americans are fed up with how things are going in this country and watching other countries go bankrupt we are about to see a major shift in the role that govt plays in our lives.  I think govt needs to use technology to cut down on the number of people that it needs.

Here is a great example. This is a parking meter in Winnipeg. You do not put money in you stick your credit card in the machine, select the amount of time you want and out comes a ticket with the times you can park in the spot that you leave on your dash.

This elimnates, meter readers and vandalism. It is also solar powered

Assement Appeals

If you have not looked at this you need to look at it now. On average if you own a piece of investment property it is assessedfor twice for what it would sell for. This has made things very interesting on the sell side. I think it is going to take awhile for the reality to set in for sellers. The values will stay the same until banks are willing to lend again to real estate investors

The kids and I went to one of the houses I own to show off porter.  Lets face it the is the world greatest Dog. Porter is a 9 year 9 month old pure breed Bull Mastiff from Sooke, British Columbia Canada. He is the most most laid back well behave dog you ever seen.   This is porter and a group of kids at one of our tenants house, please not none of the kids are ours.  They were on the sidelines waiting to pet porter

Lots going on

The kids got in yesterday.  Here is the pic of the family.  We are doing Ila’s bday tomorrow. 

The rental market is rally good right now, there is alot of people moving in and out. Th out is not good the is is good. There are still way to many apartments to pick from.  If you look at craigslist there is a ton of places posted each day.

We are not working on the real estate assessment appeals.  If you want me to help you with this let me know.

The sales market has completely dried up, There is no money but alot of sellers. at some point soon we will see the sellers change there expectations

Rental Activity

It has been really slow today for new leases. It was king of eerie. There were several points today that the phone would go half an hour with out ringing. I think it is a combination of school getting out and the long weekend. No one wants to go out and look for an apartment.

My guess is that there is going to be huge consequences for this at some point. One of them is that it will be impossible for mere mortals to borrow money.

Scarper

Since I have not done this in a while and I think that you should always do different things to expand you mind, I took some scrape metal from some desks from our old office to the recycler. If you have never done this take some metal that you have laying around the house to13th and Grace. There are two place that will pay you for scrap metal. Wow  $160 a ton. As I was doing this I was thinking I have no idea why I never go more into this as a kid. Driving around looking for metal to haul off. Or better yet I bet there are people that will pay you to haul off metal and on top of that you get paid to dump it.  If nothing else its a great thing to do with your kids.

Where does the money come from?

I had someone ask me where do you get the money to buy real estate. There are a variety of different sources.

Called the capital structure

Hard work. Most banks will not let you use this as part of the capital structure

Senior debt. This gets paid first and is the most senior capital.

Seller Financing. This is subordinate debt to the bank debt above.

Other debt from hard money lenders. Normally very expensive. 12%-20% or more

Tax Increment Financing.  This only applies to some deals. Basically it amounts to reduced taxes that the bank may or may not allow to be part of the capital structure. 

Private equity. This is investors who want to get into real estate. Also know as partners. 

The general partner’s equity. This means the investor putting the deal together. 

 When you think about capital structures think big. Like a $500 million development. The money comes from a variety of people not just one person or bank.  In many cases the banks form a syndicate so one does not take all the risk.
